NOTICE OF SALE UNDER POWER
By virtue of the power of sale contained in that certain Deed to Secure Debt from Keith Hooks a/k/a Wendell Keith Hooks to Altamaha Bank & Trust Company filed for record, and recorded in Deed Book 505, Pages 258-260, Emanuel County, Georgia Records, said Deed to Secure Debt having been given to secure a Note dated November 17, 2020 and said note or the renewal thereof now being in default there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door in Swainsboro, Emanuel County, Georgia, within the legal hours of sale on the first Tuesday in February, 2022, the property described as:
All that tract or parcel of land lying, situate and being in the 1502nd G.M. District of Emanuel County, Georgia, containing 120.69 acres, according to that plat of survey prepared by Larry C. Jones, Surveyor, dated November 5, 2020, which is recorded in Plat Book 23, Page 498, of the Records of the Office of the Clerk of the Emanuel County Superior Court. Said plat by reference hereto is incorporated herein for a more full, complete and accurate description of said property. Said tract of land is bounded according to said plat, now or formerly, as follows: North by Wendall Hooks Road; East by Jack Moore Road, lands of Marcus L. and Buffy R. Snellgrove, and lands of Emory D. and Joyce L. Fennell; South by lands of Marcus L. and Buffy R. Snellgrove; the right-of-way of Stage Coach Road, lands of Debra Lobell; West by lands of Aden Fields and lands of Bobby Wilson.
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees.
A copy of this legal advertisement (Notice of Sale Under Power) which was sent to The Forest Blade has been mailed by certified mail, return receipt requested to Keith Hooks a/k/a Wendell Keith Hooks if required by Georgia Law, O.C.G.A. 44-14-162.1 - 4.
Said property will be sold as the property of Keith Hooks a/k/a Wendell Keith Hooks subject to any and all unpaid taxes, assessments, general subdivision restrictions, if any, and other restrictions and easements of record, if any; and to the best knowledge and belief of the undersigned, Keith Hooks a/k/a Wendell Keith Hooks is in possession of said property.
The proceeds of the sale will be used as follows:
(a) To pay the expense of said sale;
(b) To pay the sum secured by said deed;
(c) The balance to as provided by law.
