Some businesses are built on products. Others are built on promises.
For more than five decades, Cadle & Boulineau Law Firm has built its reputation on something even more enduring - trust. Whether guiding a young family through the purchase of their first home, helping a business owner navigate important decisions, or walking alongside a family during the probate process, the firm has become a steady source of knowledge, integrity, and compassion for generations across Emanuel County and rural Georgia.
The story begins with attorney Jerry N. Cadle, a lifelong Swainsboro resident whose roots in the community run deep. After graduating from the University of Georgia with a degree in accounting in 1972 and earning his Juris Doctor from the University of Georgia School of Law in 1975, Jerry returned home with one goal, to serve the community that had shaped him.
He began practicing law alongside Bill Rountree, where he remained until Bill's retirement. Having grown up working in his father's Western Auto Store, Jerry learned early that every successful business is built on relationships, hard work, and treating people with respect. Those lessons naturally carried into his legal career, leading him to focus on real estate, estate and probate, corporations, and business law.
Nearly 30 years after Jerry opened the firm's doors, a new generation of leadership joined the practice.
Morgan M. Boulineau, a native of Tennille, graduated from the University of Georgia in 2016 with a degree in Risk Management and Insurance before beginning a successful career in real estate. After spending years helping buyers and sellers throughout Georgia—and attending countless real estate closings, she discovered a passion for the legal side of the profession.
That passion led her to Mercer University School of Law, where she earned her law degree in 2021. Following graduation, Morgan served as a Public Defender in the Dublin Judicial Circuit, gaining invaluable courtroom experience before joining Cadle & Boulineau in 2022.
For Morgan, returning to a small-town community wasn't simply a career decision, it was a calling.
"I knew I wanted to build my career in a place where relationships matter, and personal service is still a priority."
Today, Jerry has transitioned into a reduced role after an extraordinary 51 years of legal practice, allowing him more time to pursue his passions for aviation, piano, travel, and family. Meanwhile, Morgan oversees the firm's daily operations, ensuring clients continue to receive the same dependable service and personalized attention that has defined the practice for decades.
Together, their combined backgrounds in law, business, accounting, and real estate allow them to offer practical solutions tailored to the unique needs of individuals, families, entrepreneurs, and businesses throughout the region.
Specializing in Real Estate Law, Estate & Probate Law, Contracts, and Business Law, Cadle & Boulineau believes practicing law is about far more than documents and transactions.
Their mission is simple yet profound: to provide dependable, personalized legal services that help clients achieve their goals while building lasting relationships rooted in integrity, professionalism, and compassion.
Those values extend far beyond the walls of their historic South Main Street office.
The firm is passionate about investing in the future of Emanuel County by supporting student programs, youth activities, and school athletics throughout the community. They understand that building a stronger community starts with encouraging the next generation, and they remain committed to giving back to the place they proudly call home.
That same community-minded spirit is one of the reasons they remain active Chamber members.
"Being part of the Chamber allows us to invest in the community we serve, build meaningful relationships with other local businesses, and support the continued growth and success of Swainsboro and Emanuel County."
Of course, there are a few fun facts many clients may not know.
Jerry is an accomplished pilot who enjoys everything aviation, loves playing the piano, and spends as much time as possible traveling with his wife, Paula, and their family. Morgan, on the other hand, is an avid outdoorswoman whose favorite adventures often involve hunting, fishing, and exploring new places in the great outdoors.
Though their interests may differ, they share one common passion: serving people with honesty, dedication, and genuine care.
At Cadle & Boulineau Law Firm, every client is more than a case file. They're neighbors, business owners, families, and friends, and that philosophy continues to shape the firm's legacy every single day.
