By virtue of a Power of Sale contained in that certain Security Deed from Tracy P. Williams and J. Darrell Williams, Jr. a/k/a Johnny Darrell Williams, Jr. to Bank of America, N.A., dated June 26, 2007 and recorded on June 27, 2007 in Deed Book 293, Page 8, in the Office of the Clerk of Superior Court of Emanuel County, Georgia, said Security Deed having been given to secure a Note of even date, in the original principal amount of Eighty-Eight Thousand and 00/100 dollars ($88,000.00) with interest thereon as provided therein, as last transferred to MTGLQ Investors, LP, recorded in Deed Book 493, Page 163, aforesaid records, will be sold at public outcry to the highest bidder for cash before the courthouse door of Emanuel County, Georgia, or at such place as has or may be lawfully designated as an alternative location, within the legal hours of sale on the first Tuesday in January, 2021, all property described in said Security Deed including but not limited to the following described property:

District of Emanuel County, Georgia, containing 0.47 acres, more or less, and designated as Parcel 2 on that particular plat of survey prepared by Anthony R. Hutcheson, Surveyor, dated January 31, 2007, which is recorded in Plat Book 21, page 619 of the Records of the Office of the Clerk, Emanuel Superior Court. Said plat by reference hereto is incorporated herein for a more full, complete, and accurate description of said property. Said tract of land being bounded, now or formerly, as follows: North by the right-of-way of Lake Luck Drive; East by lands of Howard and Myrtice E. Kersey; South by lands of Carlo Thomas: and West by Parcel I as shown on said plat.
Said property may more commonly be known as 160 Lake Drive, Swainsboro, GA 30401.
The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney’s fees (notice of intent to collect attorney’s fees having been given).

TO: Blake Palmer and any person or entity having any right, title, or interest in or lien upon the following described property.

The right to redeem the following described property, to wit:
All that tract or parcel of land lying, 1781st G.M. The tax deed to which this notice relates is dated October 1st 2019, and is recorded in the Office of the Clerk of the Superior Court of Montgomery County, Georgia, in Deed Book 302, page 345-346.
Said Montgomery County Tax Deed conveyed the rights therein to Creg Page.
