The right to redeem the following described property, to wit:

All that certain tract or parcel of land, lying and being in the City of Swainsboro, 53rd GMD of Emanuel County, Georgia, containing 4.43 acres, more or less, and being more particularly described by plat of survey prepared by Walter K. Maupin, Jr., Surveyor, dated December 8, 1995 and recorded in Plat Book 16, page 237, Emanuel County public records. Said tract beginning at an iron pin at the intersection of the east right of way of Hill Street and the south right of way line of Modoc Road and running thence North 55 degrees, 59 minutes East for a distance of 251.47 feet along the south right of way of Modoc Road to a rebar; thence, South 32 degrees, 50 minutes, 02 seconds East for a distance of 689.76 feet along the west 30 foot right of way line of Old Wadley Southern Railroad to a concrete marker; thence, South 5 degrees 44 minutes 27 seconds West for a distance of 155.93 feet along the west right of way of Rentz Street to a concrete monument; thence, South 78 degrees, 04 minutes, 04 seconds West for a distance of 165.30 feet along property of the City of Swainsboro to a concrete monument; thence North 32 degrees, 48 minutes, 59 seconds West for a distance of 747.57 feet along the east right of way line of Hill Street to the iron pin located at the point of beginning.

Emanuel County TAX Map # S14, Parcel 017.

Subject to existing easements for rights of way, public utilities and any other outstanding liens which may attach to said property.

After Advertisement, said property was sold at public outcry on December 1st, 2020 to

satisfy a tax fi fa for the years 2018 and 2019 and for penalty and interest in favor of the City of Swainsboro, State of Georgia against Vista Real Estate Company and will expire and be forever foreclosed and barred on and after the 3rd day of January, 2022.

The Tax Sale Deed to which this notice relates is dated the 1st day of December, 2020 and is recorded in the office of the Clerk of the Superior Court of Emanuel, County, Georgia, in Deed Book 506 at pages 506-5071.

The property may be redeemed at any time before the 3rd day of January, 2022 by payment of the redemption price as fixed and provided by law to the undersigned at the
