The Findings of Fact and Order of Disposition made at the Provisional Hearing will become final at the Final Hearing unless the party served by publication appears at the Final Hearing. If the party served by  publication fails to appear at the Final Hearing on the petition , the Findings of Fact and Interlocutory Orders made will become final without further evidence and will be governed by the  Juvenile Court of Code as if made at the Final Hearing. If the party served by publication appears at the Final Hearing, the Interlocutory findings and Orders shall be vacated and disregarded, and the hearing shall proceed upon the allegations of the motion.

Because of a default under the terms of the Security Deed executed by Katrina Gay to Mortgage Electronic Registration Systems, Inc. as nominee for Renasant Bank, its successors and assigns dated February 2, 2015, and recorded in Deed Book 411, Page 44, Emanuel County Records, said Security Deed having been last sold, assigned, transferred and conveyed to Origin Bank, securing a Note in the original principal amount of $67,750.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, June 4, 2019, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit:

OCTOBER 28, 1935, MADE BY E.K. HATTEN, SURVEYOR, WHICH IS RECORDED IN THE OFFICE OF CLERK, EMANUEL SUPERIOR COURT IN PLAT BOOK 2, PAGE 142, TO WHICH REFERENCE IS MADE AS A PART OF THIS DESCRIPTION. SAID PROPERTY IS BOUNDED NOW OR FORMERLY AS FOLLOWS: NORTHWEST BY NEW STREET F/K/A CHESTNUT STREET; NORTHEAST BY LANDS OF KEITH D. SAID PROPERTY IS THE SAME AS THAT CONVEYED BY A WARRANTY DEED DATED FEBRUARY 2ND 2015 FORM SONYA W. JOHNSON TO KATRINA GAY WHICH IS RECORDED IN THE OFFICE OF THE CLERK, EMANUEL SUPERIOR COURT IN DEED BOOK 411, PAGES 42-43.
SAID PROPERTY IS THE SAME AS THAT CONVEYED BY A QUIT CLAIM DEED DATED FEBRUARY 7ND 2003 FROM CAROL SHARPE TO SONYA W. JOHNSON WHICH IS RECORDED IN THE OFFICE OF THE CLERK, EMANUEL SUPERIOR COURT IN DEED BOOK 197, PAGE 9.
SAID PROPERTY IS THE SAME AS THAT CONVEYED BY AN EXECUTRIX DEED DATED FEBRUARY 7ND 2003 FROM SONYA W. JOHNSON AS EXECUTRIX OF MARGIE B. WOODELL ESTATE TO C. GERALD WOODELL FOR LIFE WITH REMAINDER TO SONYA W. JOHNSON WHICH IS RECORDED IN THE OFFICE OF THE CLERK, EMANUEL SUPERIOR COURT IN DEED BOOK 197, PAGE 6-8.

Said property is known as 615 New Street, Twin City, GA 30471, together with all fixtures and personal property attached to and constituting a part of said property, if any.

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.

The proceeds of said sale will be applied to the payment of said indebtedness and all expenses of said sale as provided in said Deed, and the balance, if any, will be distributed as provided by law.
