Under and by virtue of the power of sale contained in that certain security deed from Word of God Outreach Center, Inc. (“Grantor”) to Branch Banking and Trust Company (“Grantee”) dated July 26, 2006, and recorded in the Office of the Clerk of the Superior Court of Emanuel County, Georgia, in Deed Book 207, Pages 79-86, default having been made in the payment of the indebtedness secured by said security deed, there will be sold by the undersigned at public auction the first Tuesday in April, 2008, between the legal hours of sale to the highest and best bidder for cash, the following described property, to-wit:

All that certain tract or parcel of land lying, situate and being in the City of Swainsboro, 53rd G.M. District of Emanuel County, Georgia, containing 3.814 acres as shown on a plat of survey made by Lamar O. Reddick, Surveyor, dated November 25, 1980, and recorded in the Office of Clerk, Emanuel Superior Court, in Plat Book 9, Page 285, to which reference is made as a part of this description. Said property is bounded on the Northwest by Church Street; Northeast by Coleman Street; Southeast by Pine Street; and Southwest by lands of Emanuel County Board of Education, formerly lands of First Federal Savings & Loan Association of Swainsboro, lands of Spivey State Bank, and lands of Maurice E. Youmans.

Said property is subject to a Sewer Line Easement dated May, 1980, recorded in Emanuel County Records in Deed Book HP, pages 704-706. Said easement is shown on a plat dated May 2, 1980, recorded in Plat Book 9, page 287, Emanuel County Deed Records.

The above described property is the same as that conveyed from Ronald F. Gurley to Word of God Outreach Center, Inc. by a Warranty Deed dated December 31, 1998, recorded in Emanuel County Records to Deed Book 122, pages 384-386.

Together with the improvements and appurtenances thereunto belonging or in anywise appertaining and all the right, title, interest or redemption of said Word of God Outreach Center, Inc., its successors and assigns, in and to said property; and all the right, title, interest and equity of said Branch Banking and Trust Company in and to said property.
