THIS LAW FIRM IS ACTING AS A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.

Under and by virtue of the Power of Sale contained in a Security Deed given by Kenneth L. All that tract or parcel of land lying, situate, and being in the City of Swainsboro, 53rd G. M. District of Emanuel County, Georgia, fronting a distance of Ninety (90) feet on the East side of Highway No. 1 and extending back between parallel lines a distance of Three Hundred (300) feet, and being bounded now or formerly as follows: North & East by lands of W.W. Flanders; South by lands of Mrs. Sara T. Watson; and West by the right-of-way of U.S. Highway No. 1.

The above described tract or land is the Southernmost portion of a 12.4 acre tract of land, more or less, shown by a plat of survey prepared by Frank J. Ford on September 17, 1949, which is recorded in Deed Book DF, Page 49, of the records in the Office of Clerk, Emanuel Superior Court.

Because of a default in the payment of the indebtedness secured by a Security Deed executed by Alex Greenway and Debra Greenway to AGSouth Farm Credit, ACA, A Georgia Corporation dated August 6, 1999, and recorded in Deed Book 133, Page 44, EMANUEL County Records, said Security Deed having been last sold, assigned, transferred and conveyed to Federal National Mortgage Association, by Assignment securing a Note in the original principal amount of $103,700.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, December 7, 2004, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit:

This tract being previously carved from a larger tract consisting of 13.203 acres as is recorded in Emanuel County Plat Book 8, Page 67, and this particular 1.00 acre tract is located in the Southeastern corner of said 13.203 acre tract.

This being the same property as conveyed by Warranty Deed dated 02/19/98 and recorded in Emanuel County Deed Book 106, Page 153, from Alvin Holton, Jr. to Alex B. Greenway, Jr., which was incorrectly shown as Alex D. Greenway on the Deed, and to his daughter, Debra H. Greenway, which was incorrectly shown as Deborah Greenway on the Deed.

Notice is hereby given that the undersigned claims a lien on the goods described below by virtue of a contract of storage under the undersigned’s Rental Agreement dated September 1, 2004, with Patrick Hall of 47 Strawberry Circle, Swainsboro, GA 30401 covering unit number 44 located at Dandelion and Neal Street, Swainsboro, Georgia.

The claim of the undersigned is for storage charges in the amount of $177 plus legal expenses. Payment of the claim is due not later than December 15, 2004 and unless the claim is paid by that date, the goods will be sold at auction to the highest bidder, at the place of storage described above on the 15th day of December, 2004, at 10:00 a.m.
